A CCTV drain survey is one of those services that sounds self-explanatory — a camera goes down the drain, you see what's there — but in practice the quality of what you get back varies enormously depending on the equipment, the operator, and what they're actually looking for. I've carried out hundreds of drain surveys across London and I want to give an honest account of what a good survey reveals, what it can't tell you, and what your report should contain.

## What the Camera Actually Does

A drain inspection camera is a small, waterproof camera head mounted on a flexible pushrod or self-propelled crawler unit. The camera head typically has a 360° rotating lens and a ring of LEDs that illuminate the inside of the pipe as it travels. A real-time video feed is displayed on a monitor at the surface, and the footage is recorded for the survey report.

The camera travels through the pipe from an access point — an inspection chamber, a rodding eye, or a cleanout — and the operator notes observations at specific locations, cross-referencing the footage with a distance counter on the cable reel. Each observation is time-stamped on the recording so defects can be located precisely.

## What a CCTV Survey Can Identify

**Structural defects.** Cracks, fractures, collapsed sections, displaced joints, and deformed pipe walls are all clearly visible on camera. The operator will classify each defect by severity — typically using the standard WRc coding system that drainage engineers use across the UK. This tells you whether a defect is cosmetic, monitored, or requires immediate action.

**Root intrusion.** Fine root feeders entering through cracked joints, and established root masses blocking the pipe, are clearly visible. The survey will show how far roots have penetrated and roughly how much of the pipe cross-section they're occupying.

**Blockages and debris.** Accumulated grease, silt, debris, and partial blockages are visible and can be located precisely. If the pipe is too blocked to pass the camera, that's recorded in the report — and jetting can then be arranged before re-surveying.

**Pipe material and bore.** An experienced operator can identify whether the pipe is clay, pitch fibre, uPVC, or cast iron, and whether the bore has been reduced by internal deposits. Pitch fibre pipes — common in London properties built between 1945 and 1975 — are notorious for deforming and collapsing, and a CCTV survey is the only reliable way to assess their current condition.

**Incorrect connections.** Misconnected pipes — where surface water drainage has been connected to the foul sewer, or vice versa — can sometimes be identified by tracing water flow direction and checking pipe connections at junctions.

**Pre-existing repairs.** Previous liner insertions, patch repairs, and concrete fill attempts are visible on camera and should be noted in the report — they may affect the pipe's suitability for relining if further repair is needed.

## What a CCTV Survey Cannot Tell You

**Pipe condition beyond the camera's reach.** If an access point only allows the camera to travel 20 metres in one direction, the remaining run is unsurveyed. A complete survey of your drainage system may require multiple access points. Always check the survey report to confirm what percentage of the drainage run was actually inspected.

**Whether a public sewer has a problem.** A residential CCTV survey covers your private drainage — from the property to the boundary, and along any shared private drain on your land. **The exact cause of a recurring smell.** Drain smells can originate from a dry trap, a vented stack problem, an incorrect connection, or a microbial film on pipe walls. A CCTV survey will identify structural causes but cannot detect odour or gaseous conditions inside the pipe.

**Whether the drainage system is correctly sized.** A survey shows what's there, not whether it's adequate for the property's discharge rate. If you're extending a property or converting a loft, a capacity assessment requires separate hydraulic modelling.

## What Your Survey Report Should Include

A professional CCTV drain survey report should contain:

- **A plan or diagram** showing the drainage layout, the access points used, and the direction of survey
- **Defect coding** using WRc or equivalent standard, with defect location referenced to distance from the access point
- **A condition grade** for each pipe run — typically Grade 1 (good) to Grade 5 (immediate action required)
- **The full video recording** on USB or download link, with time stamps corresponding to defect locations in the report
- **Recommendations** for each defect — monitor, jet, reline, patch, or excavate

A **pre-purchase survey** is carried out ahead of a property purchase. It's typically a full system survey from all accessible chambers, using the survey to identify defects that affect the property's value or habitability.
